OPERATION OF PLANT & EQUIPMENT : Supports the VP / AVP Engineering to organize engineering team and control the team to correctly operate all M&E plant and equipment to suit the needs of the organization.

PREVENTIVE MAINTENANCE PROGRAM : Monitors, Plans and implements a preventive maintenance program to try and achieve ZERO defects for all equipment in the Multiplexes in the organization using SAP / ERP.


a) Taking a lead role in emergencies.

b) Ensure that all records of maintenance and testing are kept available for review where applicable

c) Perform all tasks as directed by the Management and participate in related teams

d) Prepare Annual HLP, R&M Budget and Capex in conjunction with the Regional and the corporate office engineering.


  • a) Controlling maintenance tools, stores and equipment;
  • b) Monitors and optimize Engineering CAPEX HLP and R&M expense using SAP / ERP and apprise VP / AVP Engineering of variations.

    c) Optimizes savings in energy expenses by implementing energy conservation programs

    d) Monitors consumption on a daily basis and advises VP / AVP / GM Engineering.

    e) Check & verify energy bills submitted by Mall / builder / service provider.


    a) Ensures operation meets organizational service standards of guests and other departments across the regions.

    b) Establishes and ensures adherence to key systems and procedures across the regions.

    c) Responsible for implementations of systems and procedures which ensures safety for customers, employees plant, machinery & property.

    d) Reports to and keeps VP / AVP of Engineering informed of the entire major operational and staff related issues.

    e) Prepare preventive maintenance schedules and ensure adherence.

    f) Conducts continuous inspection of the property and prepare snags with rating for continuous improvement.

    g) To analyze & negotiate various maintenance contract across the regions.

    h) Maintain high value (Xenon Lamp) inventory using SAP / ERP.


    a) Ensures proper upkeep of fire safety system and make sure that the Fire and Life Safety systems are working at its optimum parameters.

    b) Ensures government regulations for Mechanical and Electrical Equipment, installations, environmental issues etc., are strictly followed.

    c) Trains and supervises subordinates and assists in training other employees on safety and emergency procedures.

    d) Identifies hazards and potential safety concerns.

    e) Support emergency response team as required.

    f) Co-ordinates life safety with the security department as appropriate.


    a) Interact with Contractor / Supplier to develop new product and alternative

    b) Stays in contact with staff in the department, managing by example.

    c) Maintains open door policy and encourages team work with subordinates.

    d) To liaison with Technical team of Mall / Builder

    e) Coordinate with suppliers and contractors to obtain correct supplies and to ensure proper implementation of contracts.

    f) Negotiates, certifies and verifies maintenance contracts and invoices.

    g) Calls and liaises with contractors and consultants regarding exact requirements.

    h) Ensures that maintenance & repairs sub-contracted out, are executed in accordance with agreed contracts, fees or charges.

    i) Liaises with government and statutory bodies to ensure compliance with regards to rules and regulations if required.

    j) Coordination with mall management for energy cost and property maintenance

    k) Monitors inventory on a regular basis.

    l) Plans, designs and implements minor renovations, to improve plant efficiency or reduce other operating and maintenance costs.

    m) Identifies needs and implementation installation standards.

    n) Review drawings and specifications

    o) Estimates costs

    p) Calls for quotations and liaises with outside contractors, where work is not done in house.

    q) Oversee project / renovation implementations.

    r) Co-ordinates / informs other departments with regards to inconvenience, noise and duration.

    s) Plans delegates and implement systems and processes in existing and new property to streamline operations.

    t) Conducts technical analysis for the business development team and project team to create business opportunities through technology.

    u) Plans and organizes projects with effective snag list and follow ups and allocates resources for renovation in units, take over properties, new properties.

    v) Coordinate with projects department for review and approval of various M&E Schematics, layouts and specification for new properties.


    a) To handle and resolve all guest queries and complaints in an efficient manner.

    b) Have a good relationship with all departments and colleagues.

    c) Understanding, supportive, encouraging and helpful to all.

    d) Ensures that customers are always dealt with courteously by engineering staff & their requests are met promptly within organizational policies.

    e) Ensures timely response to service requests by customers, internal departments, and management to repair or replace interior fixture or furnishings.

    f) Prepare and analyze drill down reports for constructive feedback from patrons, to find out ways improve quality and analyze if resolutions are successful.
