The Strategy & Operations Head of Citi Realty Services (CRS) will take a key role in setting the right real estate strategy and coordinating and delivering the real estate solution, development of future workplace and work closely with functional leads in region.

The role works closely with the functional leads for real estate, facilities management, and design & construction. From a business perspective the individual will need to interact with local country management, Regional O&T management team, and whether necessary, with the Global Heads of Realty Services.

Further the candidate is accountable for management of complex / critical / large professional disciplinary areas. Leads and directs a team of professionals.

Requires a comprehensive understanding of multiple areas within a function and how they interact in order to achieve the objectives of the function.

Applies in-depth understanding of the business impact of technical contributions. commercial awareness is a necessity. Generally accountable for delivery of a full range of services to one or more businesses / geographic regions.

Excellent communication skills required in order to negotiate internally, often at a senior level. Some external communication may be necessary.

Accountable for the end results of an area. Exercises control over resources, policy formulation and planning. Primarily affects a sub-function.

Involved in short- to medium-term planning of actions and resources for own area. Full management responsibility of a team or multiple teams, including management of people, budget and planning, to include performance evaluation, compensation, hiring, disciplinary actions and terminations and budget approval.

Responsibilities :

  • Manages the functional requirements for Real Estate, Project Management, Building Operations, and other occupancy requirements to fully support the Business operational needs
  • Client relationships

  • Key liaison between regional and local businesses and CRS to ensure adequate implementation of the company’s objective and facilitate all occupancy needs and requirements that include new project development, corporate real estate services, portfolio analysis, renovation, space planning, relocation or consolidation of operations and disposition of surplus property,
  • Frequent interaction with senior management at country and cluster level, directors and department heads within the property portfolio and with other internal support organizations including Technology, HR .
  • Provide short, medium and long range real estate portfolio planning to meet the business’s needs.

  • Manage the relationship between building owners, Managing Agent and tenants.
  • Real Estate management and Strategic Planning

  • Manages the Real Estate function and the portfolio to ensure optimum use of space, effective use of the lease contract options and effective disposal / sub-lease of excess / vacant space no longer required.
  • Recommends transactions to improve the cost effectiveness of the portfolio and improve the utilization of existing space ensuring the appropriate space to corporate needs at the lowest possible occupancy costs in the market.
  • Development of innovative solutions and conflict resolution to real estate issues within managed portfolio.
  • Project management, Construction and Renovation

  • Manages the Project Management function; directs and manages small to multi-million dollar projects ensuring all projects are completed on time and within budget.
  • Manage all types of project including building re-stacking and space planning exercises upon request of customers or to optimize building available space usage, within budget cost.
  • Ensure proper management of architects, engineers, contractors, their legal contracts, performance, invoice payments and compliance with schedules.

  • Manage the process of procuring the appropriate external team i.e. designer / consultants, PM and contractors for a project
  • Asset, Facility and Building Operations Management
  • Manages the Asset Management function to maintain and improve the value of the Corporation’s assets and providing a safe, reliable and cost effective work environment.
  • Ensure the effective building operation and infrastructure to fully support the businesses within the portfolio managed, with the appropriate quality and added value to the customers.
  • Manage the utility consumption and work closely with the regional sustainability team for environmental sustainability best practices.
  • Manage occupancy related system requirements with the Regional MIS team to ensure proper portfolio and metrics tracking
  • Financial Management

  • Direct responsibility for the P&L of the assets. Establishes and manages the financial budgets (expense & capital) of the Portfolio, including but not limited to;
  • Staff, Premises, Vendors, Consumables and Utility costs; Investment planning for backlog and cyclic maintenance, sublease and other property reserves.

  • Ensures appropriate property expense cost and control. Demonstrate year on year improvement in the expense base reduction and increasing efficiency in premises utilization, as demonstrated by a reduction in the annual cost per seat.
  • Work closely with the businesses and the CRS finance planning team on the allocations and direct charges
  • Risk Management, Control and Compliance

  • Ensures compliance with legal, regulatory, safety and environmental agencies to maximize the value of a portfolio of properties and safe operation thereof.
  • Comply with Citigroup Policy and Procedures related to construction, sanitary, fire and premises occupation requirements, including requirements on permits and concessions with special attention to CRS Operational Manual.

  • Manage a comprehensive routine facilities maintenance program utilizing and coordinating contracted services and vendors.
  • Ensures reporting consistency, on time and quality from all areas under his / her responsibility
  • Vendor management

  • Management of all aspects of outsourced resources including performance measurement through the development and utilisation of Service Level Agreements and Key Performance Indicators.
  • Conducting proactive Vendor Management in line with Citigroup procedures; to include maintenance of approved vendor list, tendering, awarding and monitoring of contracts and any other procurement activity related to the Asset Management function
  • People Management

  • Evaluates subordinates' performance and makes recommendations for pay increases, hiring, terminations and other personnel actions.
  • Manage direct reports with responsibility for all day to day premises operations, services, projects, and related work including, but not limited to : energy management programs / system, overall UPS / Generator system management, etc.
  • Selecting and implementing best practices and controlling subcontractors in the country.
  • Qualifications :

  • 10-15 years of Real estate experience, with at least 5 years in a senior position within a corporate real estate organization.
  • Strong fundamental understanding of corporate real estate principles and proven ability to deliver sound real estate solutions.
  • Strong communication, analytical skills
  • Education :

  • Bachelor degree or more with good experience in the real estate field and managing complex projects
