What this job involves :
Building Automation System which includes : BMS System for complete HVAC, Fire Detection, alarm and suppression System, Public Address System, Pre-
action Fire Suppression System, VESDA Smoke Detection System, Water Leak Detection System, Rodent Repellent system, TPI Third part integration, UPS, PAC, CSU, Energy meters, VFD, VAVs, CO2 sensor
Integrated Building Management System.
Continuous monitoring of the Status and parameters of the different equipment’s connected to the BMS system.
Controlling of the equipment’s for starting / stopping
Generating reports, logs and trend-charts from time to time and complete any other reports request by Duty manager
Taking backups as per schedule.
Attend the daily shift briefing led by Duty Managers and understand the activities happened in the previous shifts. Note the follow-
ups and take over the shift.
To understand the physical layout, capacities and operating procedures of all the equipment installed at site.
If any abnormalities are found in the equipment / system, report immediately to the shift duty manager and act according to his instructions.
Log in to the system dedicated to BMS Operator and track the pending calls in the Facility Direct’ tool.
Assign the complaints to the technicians based on the request raised by the employee, track the same and ensure the calls are closed before TAT.
Attend calls on Lift Emergency line and ensure that anyone trapped inside the lift is safe and start the rescue actions immediately.
Monitor the HVAC system in the BMS for its healthy operation and throttle the settings as per the requirements to maintain the standards
Maintain a tracker and follow-up on the daily snags observed by the technicians to close the same.
Update critical equipment and energy readings on time as per the checklists provided.
Perform the preventive maintenance of the equipment as per the planner.
Assist the OEM vendors in carrying out the weekend equipment maintenance and note down the observations for future records & actions
During Utility failure check if the system is on DG in the BMS and check for any alarms in critical equipment in the remote monitoring panel.
Inform the team about the Utility failure and alarms if any.
On the whole responsible for up keeping the BMS room in terms of tidiness and equipment
If Fire Alarm is activated, acknowledge the same and immediately inform the technicians to examine the alert zone. Report the incident immediately to the duty manager.
Attend the de briefing session and provide the detail information about the activities happened in the shift and hand over the shift to the team.
Fire Detection & Alarm System
Inform Security or concerned person / Authority in case of any fire alarm to take action (first the authenticity of the alarms shall be checked).
Maintain Log report of person informed, reason etc.
Assist Technical / Facility Management Team during Client visits, Internal & External Audits and any other visit.
Attend to and fix day to day operational problems pertaining to Fire Detection & Alarm System.
Generate Fire Detection & Alarm System reports at desired frequency / on request.
Public Address System
Daily floor checking to keep a tab on the speaker conditions. Any complaint regarding the noise condition at any time of the day has to be immediately attended / informed by to Duty manager and necessary action taken.
Working in co-ordination with FM team to filter out the zones where to switch of the speakers due to any conference.
Maintain Log Books. Log Register is maintained to record all the day to day activities & problems regarding the Speakers, Amplifiers, etc.
Sending daily reports like all the activities that have been carried out every day & also the function of all the systems.
To ensure optimum utilization of the system and streamline operations of the connected system from a single point.
Need to discuss with relieving BMS operator regarding BMS system and pending FD's.
Need to do necessary changes regarding chiller and AHU set points and maintain the normal temperature in floors
Responsible for Login FD (facility direct) & distribute the FD requests to related team for attend the complaints
Need to generate the FD pending report & same need to be communicated with FM & team. With proper justification
Need to check all systems and if any abnormalities found immediately escalate to the manager
Responsible for update the BMS all check list
Need to generate BMS snag points & logged the complaints to concern vendor for rectification.
Need to Co-ordination with the centralized facility helpdesk team.
Responsible for coordinating with vendor
Responsible for all internal & external escalation
Responsible for maintain Building management system (BMS), Battery monitoring system public address system (PA), Fire alarm system (FAS), Water leak detection system (WLDS), (VESDA)
Responsible for both Internal & External audits.
Generating report like chiller & AHU operation run hour
Generating report on chiller consumption, hot and cold analysis report and send to FM.
Generating report on daily FD calls open and closing report etc.
